Cutler Insurance Commercial
Redlands, California: This commercial project consisted of a 5,664 sq. ft. two-story remodel and a 1,815 sq. ft. two-story addition of a local Redlands historical YMCA building into a new use as offices for the Cutler Church Insurance company. From 2008 to 2009, the existing building was totally remodeled, and the addition of a new wing and parking were added. JHAS was a driving force within the multi-office design team.

Dow Residence
Lake Arrowhead, California: In March 2003, this 2,429 sq. ft. three-story house was totally re-designed for use and structural integrity. In November 2006, a California “Grass Valley” wildfire destroyed the house and other adjacent properties completely. JHAS was again retained by our past clients in 2007 to design a totally new home for these fire victims.
Grill Residence
Lake Arrowhead, California: In November 2006, this 3,600 sq. ft. three-story house was completely destroyed by the California “Grass Valley” wildfire. JHAS was retained to help this young family of five re-build their home and their lives.
Good Residence
Lake Arrowhead, California: This client had out grown their existing house and retained JHAS to design and oversee the construction of a two-story Art Studio and Garage addition. This fast-tracked project was designed, approved and built in only three and a half months.
Jenks Residence
Lake Arrowhead, California: In November 2006, this 2,600 sq. ft. three-story house was completely destroyed by the California “Grass Valley” wildfire. JHAS was retained by the owner’s contractor, Tom Rings Construction, to design a new house for his fire-victim client. JHAS expedited the design and construction documents approval process to allow the contractor to begin re-building his clients house within five-months of it being destroyed.
Lark Commercial Development
Running Springs, California: This commercial renovation of an existing office structure and the addition of new rental office space has evolved through may concepts from April of 2006, when JHAS was retained to assist the property owner in resolving then-current usages, and future usage / development. Throughout the phased project, James Hess has guided the client through his development process – providing answers, options, and cost-engineering to allow him to determine a final direction for his commercial project.

Lewicki Residence
Lake Arrowhead, California: As a result of a local bark-beetle infestation that killed many of the trees on this client’s property, they engaged JHAS to re-forest their property, as well as to extend their then-current outdoor living / entertaining space.

Orr Residence
Lake Arrowhead, California: This working family of four had found the ideal location for their new week-end get away cabin. The problem – the existing old cabin. JAMES HESS AS assessed the existing cabin issues, the client’s wishes and their budget. The results were designs that kept the rustic-cuteness of the existing cabin, while upgrading its size and amenities to meet current living comforts and use.

Patterson-Christman Residence
Green Valley Lake, California: In November 2006, a California “Slide” wildfire partially damaged this house. JHAS was retained by these fire victims to replace the fire-damaged portion of the existing 1,500 sq. ft. house with a new 1,966 sq. ft. two-story addition, while remaining sensitive to the rustic character of the portion of the existing house that would remain. The designs and plans that ensued accomplished the client’s aesthetic goals, while increasing the function, use and comfort of the entire home.
PeterResidence
Lake Arrowhead, California: This multi-million dollar residence was sited on the perfect lake-front parcel of land, but the existing house had out-lived its usefulness, function and comfort. The practical solution would become a two-million dollar total remodel / addition – bringing this house up to par with its beautiful scenic location. JHAS was retained to transform this project into a fabulous 7,800 sq. ft. estate that would serve its masters. Additional guest suites, garages, patios, decks, and rooms were added to support the needs of the long-time owners.
RunningSprings Ventures – Land Development
Running Springs, California: JHAS provided all related land planning services for the design and approval of the Whisper Estates development – a new nine-lot tract located in the San Bernardino Mountains. These services included the design and approvals of the Tentative Tract Map, Tract Map, Street Improvement, Forestry Management plan, and Grading plans.
WiggersResidence
Skyforest, California: First-time home ownership can often be scary when buying your first house. It can be even scarier when your first house involves building. JHAS provides a calm hand for all those first-time home builders, as well as those veterans.
